The moisture in crawl space under house usually comes from three main sources including bulk water outdoor air coming in through the crawl space vents and moisture from the ground. Excessive indoor humidity can cause blistering and peeling paint warping and rotting wood as well as the formation of mildew mold. A burst pipe is another cause of a wet crawl space.

Once the outdoor temperature rises that frost melts and can mimic a leak. These could include mold and mildew growth as well as rotted floor joists and support beams. Patching material may not adhere properly if the roof area is damp. Furthermore a damp crawl space will welcome unwanted pests such as termites snakes rats spiders and other vermin that seek out damp dark spaces.
